CPOCertified Pool Operator

A certified operator, doing the work himself

Texas requires public pools to be maintained under the supervision of a trained and certified operator, and that includes Class C water: apartment, HOA, hotel and club pools. Greg Lozano holds the Certified Pool Operator certification. Most companies satisfy that rule with one certified name supervising a crew of technicians who are not. Here the certified operator is the person standing at your pool.

Why an owner-operator, for a commercial property

Tenure instead of turnover

The industry's problem is not skill, it is churn. A management company assigns your property to whoever is on the route this month, and the person who learned your equipment leaves. The Garland association has had the same operator since 2023. That is the entire pitch, and it is the one thing a larger company structurally cannot offer.

The person quoting is the person servicing

No account manager, no dispatcher, no handoff between the sale and the work. When a board member or a facilities manager calls, they are talking to the person who was standing at the pool.

A property is not a bigger house

Bather load on a community pool in July is nothing like a backyard, and the chemistry has to be managed for the load rather than to a schedule. Senior living, where three of these ten pools are, is more demanding again: the water is in use year round and the schedule has to work around residents rather than the other way around.

Documented, every visit

Every visit ends with a report and photographs. For a homeowner that is reassurance. For a property manager it is the record they need when somebody asks what was done and when.

The kinds of property we look after

HOA and community pools

The amenity residents notice first and complain about loudest. Board budgets are set a year ahead and the season is short, so a pool that goes down in June is a problem that lands on volunteers. Three of these are in one Garland association.

Senior living communities

The most demanding accounts on the list, and the largest share of the work. Residents use the water year round, often for therapy rather than recreation, so consistency matters more than anywhere else and an unscheduled closure is not a minor inconvenience.

Clubs and resorts

Guest-facing water, where appearance is part of what the member or the guest is paying for. Clarity and a clean waterline are not maintenance items here, they are the product.

Short-term rental portfolios

A green pool between bookings is a refund and a review. Turnover is unforgiving and the manager needs to know it is right without driving out to look, which is what the visit report is for. Three of these, spread across Dallas, The Colony and Corinth for one management company.
